Frequently asked questions

Everything you need to know about buying a finca in Alora

Honest answers to the questions international buyers ask most often.

Is the finca legal? What is an AFO?

Many rural homes were once built (partly) without a permit. An AFO (Asimilado Fuera de Ordenación) is the official legalisation declaration issued by the municipality. Before every offer we check the registration, the AFO status and any ongoing proceedings, which is essential for both financing and resale.

Can I extend or renovate on rustic land?

Strict rules apply on suelo rústico: extending or building new is rarely permitted, while renovating within the existing volume usually is. We check the zoning plan for each plot before you buy.

What about water and irrigation rights?

The vega of Alora works with centuries-old irrigation communities (comunidades de regantes): the water rights belong to the plot and must be correctly registered. We also check wells, electricity supply and the access road. With citrus fincas, this is what makes the difference between a good purchase and a bad one.

Is a casa rural near the Caminito del Rey a good investment?

The Caminito del Rey attracts hundreds of thousands of visitors a year and accommodation capacity in the area is limited, so casas rurales around El Chorro achieve strong occupancy. Typical gross yields are 5–7%, provided the property is correctly registered (VTAR). We run the numbers for you for each property.

Can I get a mortgage on a finca?

Yes, but banks are more cautious about financing rural property: expect a maximum of 50–60% and stricter valuations, and a regularised (AFO) finca is practically a requirement. WeSellHomes.es arranges a free mortgage check with English-speaking advisers experienced in fincas.

What are the additional costs of buying a finca?

Fincas are almost always resale properties: 7% transfer tax (ITP), plus notary fees, land registry registration and legal assistance. Allow 10–12% in total on top of the purchase price.

Why choose WeSellHomes.es as your finca estate agent?

Our office is in Alhaurín el Grande, right in the heart of finca country, 25 minutes from Alora. We are a GIPE-registered, English-speaking estate agent with 20+ years' experience in rural property, from AFO checks to irrigation rights. As a buyer you pay us nothing. Feel free to get in touch via our contact page.
