Current listings per municipality: how much living space does your budget buy?
Anyone looking to buy a home on the Costa del Sol soon notices that prices vary widely between municipalities. Right now there are 7,411 resale homes from €250,000 for sale in Málaga province. A resale home costs on average €5,498 per m², but in Marbella you pay an average of €7,063 and in Manilva €3,671. On top of that, 5,112 new-build homes are available in 572 developments.
The real difference is what you get for your money. For €500,000 you buy on average 71 m² in Marbella, 111 m² in Mijas and 136 m² in Manilva, almost double. Buying new-build property on the Costa del Sol

A new-build apartment on the Costa del Sol starts from €215,000, a new-build villa from €489,000. At an average of €9,008 per m², penthouses are the most expensive new-build type, mainly because of their large roof terraces. With new build you pay 10% VAT instead of transfer tax and you often buy off-plan, paying in instalments until completion.

What does a home on the Costa del Sol cost?
A resale home costs on average around €5,500 per m², but the differences between municipalities are large: €7,063 per m² in Marbella and €3,671 in Manilva. Half of the listings from €250,000 cost less than €684,000. Reference date September 2026.
How much living space do I get for €500,000?
That depends mainly on the municipality. For €500,000 you buy on average 71 m² in Marbella, 90 m² in Estepona, 111 m² in Mijas and 136 m² in Manilva. In this price range you mainly find apartments and linked homes.
How much do I pay in extra costs on top of the purchase price?
Allow 10 to 13% on top of the purchase price. On a resale home you pay 7% transfer tax (ITP); on new build 10% VAT and 1.2% stamp duty (AJD). Add the notary, land registry and lawyer. We give you a cost overview for every property in advance.
How much can I negotiate on the asking price?
In our own purchase files, buyers paid on average 7% below the asking price. 35% of current listings have already been reduced at least once, by 9% on average. Before you make an offer, we compare the asking price with similar homes in the same area.
Is it better to buy a resale home or a new build?
A resale home can be viewed and moved into straight away, and there is often more room to negotiate. You pay 7% transfer tax. A new build is more energy-efficient and comes with building guarantees, but you often buy off-plan and wait for completion. You then pay 10% VAT and 1.2% stamp duty.
Can I get a mortgage in Spain as a foreign buyer?
Yes. As a non-resident you can usually finance 60 to 70% of the purchase value in Spain. So you need your own funds for the remaining 30 to 40% and for the additional costs. With our free mortgage check we map out your options, with English-speaking advisers.
What does a buyer's agent on the Costa del Sol cost?

Do I need to travel to Spain to buy a home?
Not necessarily. Most of our international buyers start from home. Our agents film properties live for you, including the neighbourhood, the views and details the photos don't show. For the notary you can authorise a lawyer with a notarial power of attorney. Feel free to start with a no-obligation property search.
Do I need my own lawyer?
Yes, we always recommend it. An independent lawyer checks the title, mortgages and charges, licences, any debts to the community of owners and the purchase contract, among other things. We work with English-speaking legal partners.
What is an NIE number and when do I need it?
The NIE number (Número de Identificación de Extranjero) is your Spanish tax number. You need it for the transfer of ownership, a Spanish bank account and paying taxes. Without an NIE you cannot buy a home. Our English-speaking legal partners arrange it for you.
How long does the buying process in Spain take?
For our buyers it takes an average of 9 weeks from accepted offer to collecting the keys at the notary. First comes a reservation contract, then the purchase contract (contrato de arras, usually with a 10% deposit), the legal checks by your lawyer and, if needed, the mortgage. With a mortgage it often takes a little longer.
What annual running costs do I pay after buying?
Every year you pay property tax (IBI, usually €300 to €2,000), community fees to the owners' association (often €50 to €500 per month), buildings insurance and, as a non-resident, non-resident income tax (IRNR). We give you an overview for every property in advance.
Can I let my home to holiday guests?
You need to check this per property before you buy. In Andalusia holiday lets must be entered in the tourism register, municipalities can impose extra restrictions and in apartment buildings the community of owners must approve new tourist lets. We have this checked for every property.
