Set in the Torrenueva area, Arosa is a new-build development in Mijas with the sand of Playa de Calahonda - Rocas del Mar roughly 200 metres away as the crow flies. That short walk to the sea shapes daily life here, and much else is close by too. Miraflores golf sits about 800 metres off, a supermarket around 600 metres, and the centre of La Cala about 2 km. Puerto Cabopino marina is some 4 km away, while Málaga airport lies around 27 km from the front door.

Four blocks hold ground-floor flats, middle-floor apartments and penthouses. Layouts start with a single bedroom and about 66 m² of living space and rise to three-bedroom homes of almost 153 m². Nearly every home has a terrace, from about 23 m² up to more than 151 m², and a few ground-floor units also come with a private garden.

Residents share an outdoor pool and an indoor one, a gym, a sauna and landscaped gardens, and cars go into an underground garage. With underfloor heating and south-facing homes, Arosa works just as well in January as in July, which matters if you plan to stay beyond the summer.

The project

Arosa is laid out across four blocks. The homes on the price list sit on the ground, first and third floors and come in three types: ground-floor flats, middle-floor apartments and penthouses. Living areas range from roughly 66 to 153 m². Depending on the type, you get one, two or three bedrooms with one or two bathrooms, and en-suite bathrooms feature among the layouts.

Outdoor space is generous here. Almost all homes have a private terrace, partly covered, measuring between about 23 m² and over 151 m². The homes face south and each has its own solarium, while a handful of ground-floor flats gain a private garden of around 31 to 46 m². Inside, a fully fitted kitchen opens onto the lounge, and fitted wardrobes, underfloor heating, double glazing and electric blinds complete the specification. Storage rooms and an entry phone system are part of the complex features.

The shared facilities are chosen to be used all year. Alongside an outdoor swimming pool there is a covered indoor pool, plus an equipped gym, a sauna and a chill-out area. Landscaped communal gardens surround the blocks, the complex enjoys sea views, and parking is in an underground garage. Arosa sits within an established urbanisation with shops nearby.

Who is Arosa for?

Arosa suits buyers who want both the beach and a golf course within walking distance and who intend to use the Costa del Sol outside high season: the indoor pool, sauna and underfloor heating make winter stays pleasant. The one-bedroom flats are a manageable size for a second home or investment, while the three-bedroom penthouses give a family room to spread out. One point to weigh up: only a small share of the ground-floor homes have a private garden, so choose carefully if outdoor space at ground level matters.
