Who is eligible for a Golden Visa in Spain?

You must make one of the following investments to be eligible for a Spanish Golden Visa:

  • Purchase at least €500,000 worth of real estate in Spain. The real estate might be a single unit or a group of units with a total value of at least €500,000.
  • Make a €2,000,000.00 investment in the Spanish state debt.
  • Purchase shares in a firm or make a deposit of at least €1,000,000 in a Spanish bank.
  • Invest in a new enterprise that will create jobs, contribute to scientific and/or technical innovation, and have a significant socioeconomic impact in the region where it will operate.

You must also meet the following conditions in addition to the investment to receive the Golden Visa:

  • You must be at least 18 years old to participate.
  • You must not have any criminal records.
  • You must not have previously been denied a Schengen Visa.
  • In Spain, you must have health insurance.

How can I apply for a Golden Visa in Spain?

If you've made any of the aforementioned investments, you can apply for a visa at the nearest Spanish Embassy or Consulate.

What is the duration of the Golden Visa for Spain?

The Golden Visa you will be given at the Embassy will be valid for one year.
During this year, you must enter Spain and exchange your visa for a two-year residence permit.

As long as you retain your investment, the residence permit can be extended forever without any stay limitations.
Each time you need to renew your residence permit, you must fly to Spain.

If you plan to stay in Spain permanently, you can apply for permanent residency after five years of continuous residence (at least six months out of the year).

Is it possible to obtain Spanish citizenship through investment?

Yes, the Investor Visa in Spain offers a road to citizenship if you dwell in the country for at least 10 years.
Although becoming a resident of Spain via investment is quite simple, you must live in Spain for at least six months of the year for 10 years in order to acquire a passport.

  • Make sure your passport is valid for the time you want to spend in Spain and that it has at least two blank pages.
  • You may also require a photocopy of your passport's personal information page.

If you are not a citizen of the nation in which you now reside, you must:

  • Your permission to stay in the country.
  • Documents demonstrating that you have enough money to maintain yourself and your family while living in Spain.
  • Police documents demonstrating that you have never been convicted of a crime.
  • They must be issued within three months of the application's submission.
  • Proof of health insurance (private or public) with a Spanish-based insurance firm.
  • Payment proof for the visa cost.
Spain Golden Visa Requirements (Real Estate)

If you have purchased a home in Spain, you must provide proof of ownership via a certificate issued by the Land Registry within the three months before the application.
The purchase price (no less than €500,000) must be included on this certificate.

If the acquisition of the property has not yet been registered with the Land Registry, you can simply present confirmation that the paperwork have been filed together with proof of payment.
If the real estate acquisition has not yet been completed, you can provide the preliminary contract, which includes a down payment, as well as a statement from a Spanish financial institution confirming the availability of the requisite money.

Spain Investor Visa Requirements

When applying for a Spanish Investor Visa, you must present the following papers to establish your investment:

  • A document from the Bank of Spain or another financial institution certifying that you are the only owner of the investment for a period of at least five years is required for an investment in Spanish government debt.
  • A declaration of the investment from the Spanish Registrar of Investments of the Ministry of Economy and Competitiveness is required when investing in stocks or shares in a Spanish firm.
  • Investment in quoted shares: A financial intermediary's certificate declaring your investment, certified with the Spanish National Stock Market Commission or the Bank of Spain.
  • A certificate from the financial institution recognizing you as the single owner of the bank deposit is an investment in a bank deposit.
