Sotogrande has a year-round population of roughly 2,500 people, but because many of the premium houses in the enclave are used primarily as vacation homes, the population may grow to around five times that in the summer. Sotogrande is part of the municipality of San Roque in the province of Cadiz and has an area of 20 square kilometers reaching inland from the Mediterranean to the slopes of the Sierra Almenara. It is bounded to the north by the communities of Torreguadiaro and Guadiaro, and to the south by the developments of La Alcaidesa and La Reserva de Sotogrande (which, despite its name, is not part of Sotogrande).
Apartments and townhouses near the marina and golf courses start at around 300,000€, large building plots in developments like Almenara Golf are occasionally available from 750,000€ upwards, and villas range in price from 500,000€ in the developments furthest from the beach to expansive front-line golf estates in sought-after areas like La Reserva, where prices easily top five million euros.
