Buying a home in Spain is not something you do every day. We search with you, select what really suits you, plan the viewings and guide you in your own language until you have the keys. For you as the buyer, that is free.

What does a buyer’s agent cost?
Nothing. Our buyer’s agent service is free and without obligation for you as the buyer. You do pay your own lawyer and the buying costs, as with any purchase in Spain.
What does a buyer’s agent in Spain do?
A buyer’s agent works for you as the buyer: searching, selecting homes, planning viewings, advising on price, negotiating and guiding the purchase to the notary.
Why use a property finder if I can search myself?
You save trips and time, you also see homes that are not online, and with our market data you know what a fair price is before you make an offer.
How much of my own money do I need to buy a house in Spain?
You always pay the buying costs yourself, as the bank does not finance them. If you do not live in Spain, Spanish banks usually lend 60 to 70% of the purchase price or the valuation, whichever is lower. With a mortgage you therefore need around 30 to 40% of the price plus the buying costs from your own funds. We work it out with you beforehand, so you know which price range to search in.
Is your guidance independent?
We search the whole market on the coast, not only the homes we sell ourselves, and tell you honestly what a home is worth, backed by our market data per town. For the legal work you appoint your own lawyer who works only for you, not the seller’s or the developer’s.
How do I know a home was built legally?
In Spain it happens that an extension, pool or garage, or even a whole house in the countryside, was built without a permit. Your lawyer checks that what stands there matches the land registry, the cadastre and the building and occupancy permits. If a home raises questions on that, we tell you beforehand.
What is checked before I sign?
Your lawyer requests the nota simple from the Registro de la Propiedad, showing the owner and any mortgages or charges. They check that IBI, the refuse tax and the community fees are paid, review the permits and the purchase contract, and for new build the bank guarantee or insurance on your deposits. Only then do you sign and pay.

Which documents do I need to buy a house in Spain?
You need an NIE number, a Spanish bank account and a valid passport. Your lawyer checks the title deeds and any debts on the home before you sign.
What costs come on top of the purchase price?
For a resale home you pay transfer tax, for new build VAT and stamp duty, plus notary, land registry and lawyer. The percentage differs by region; we work it out for your home.
