Dunique Marbella - Apartments
On El Alicate beach in Las Chapas, East Marbella, stands Dunique: a new build project of ninety six residences set on a plot of sixty thousand square meters, sheltered from north winds by the La Concha mountain and bordering directly onto a protected dune landscape. This piece focuses on the apartment component of Dunique, accounting for sixty four of the project's ninety six total residences, alongside thirty two semi-detached villas built elsewhere within the same development. The master plan comes from architecture studio Maiz y Diaz Arquitectos, led by Miguel Angel Maiz Cordova, while the social clubhouse and landscaping were designed by Archidom Studio, and the interior design by Pedro Pena and JA Flores.
The apartments within Dunique range in interior area from roughly 160 to 450 square meters, with terraces of 80 to 250 square meters, split between ground floor garden apartments and penthouses. Ground floor apartments extend their living space into a private garden, while the penthouses each have their own rooftop terrace. Every residence has two to four bedrooms, generally en suite, and includes its own pool or jacuzzi.
Parking is provided with at least one closed and one open space per apartment, complemented by a private storage room and an electric vehicle charging point built on Schneider Electric technology. That last detail fits within Dunique's broader technical specification: the project runs on KNX home automation for lighting, climate control and audiovisual systems, complemented by real time energy monitoring across the residences, the communal areas and the parking garages, developed in partnership with Schneider Electric as technology partner. The apartments are also fitted with underfloor heating, individually controllable air conditioning and large format porcelain floor tiles, and the project has been developed to the international BREEAM sustainability standard.
Dunique is positioned as one of the last new build projects to be completed on this stretch of coast in decades, with a design that deliberately works around the protected dune ecosystem the complex is set within. The social clubhouse, inspired by the Pantheon of Agrippa and built using post tensioned concrete that removes the need for ground floor columns, forms the architectural heart of the project and reportedly represents a construction investment of around seven million euros. On the clubhouse roof sits a raised infinity pool with a glass floor section extending more than five meters beyond the edge, complemented by a cocktail bar.
Residents of Dunique also have access to an extensive wellness offering: a spa with a Turkish steam bath, sauna, jacuzzi, aromatherapy and a geothermal area, a forty meter heated indoor pool, two gyms totaling more than two hundred square meters with a separate yoga and pilates zone, a coworking space, two communal outdoor pools alongside the raised rooftop pool, an amphitheater for events, and a lounge and cocktail bar. The complex is fitted with 24 hour security, video entry systems and security shutters.
Reports on the exact delivery date for the apartments at Dunique vary, with dates ranging from early 2025 through 2026; buyers are advised to confirm the current construction status directly with the selling party. Asking prices have also shifted repeatedly over time: published figures for the apartments have ranged from around 2,490,000 euros to more than 5,200,000 euros, depending on size, floor and the date of publication.
What sets Dunique apart within East Marbella is the rare combination of a first line beach position, an architecturally distinctive social club setting and a strongly developed technical and sustainable specification, in a part of the coast where very little new beachfront construction still takes place.
