The second most expensive district in Málaga, with culture, restaurants, the port and the beach all within walking distance.
In the centre you do not need a car. Calle Larios, the cathedral, the Picasso Museum, the Atarazanas market and the Muelle Uno promenade are a few minutes on foot, and La Malagueta beach lies on the edge of the old town.
At €4,574 per square metre in August 2026, Centro is the most expensive district in Málaga after Este, well above the city average of €3,938. Prices rose by 5.8% over the past year.
Supply consists mainly of apartments in historic, often renovated buildings, by no means always with a lift or parking space. Penthouses with a roof terrace and views of the cathedral or the sea are the premium segment.
From the centre you can reach the airport in about fifteen minutes by car or by the Cercanías commuter train from Málaga Centro-Alameda station. From María Zambrano station the AVE high-speed train runs to Madrid and the rest of Spain.
Central Málaga is compact, but each neighbourhood has a character of its own. Below are the four areas where international buyers most often end up.
Centro Histórico
The heart of the city around Calle Larios, the cathedral and the Alcazaba. Narrow streets, renovated buildings and the most sought-after address for anyone who wants everything within walking distance. This is also where you will find penthouses overlooking the cathedral.
Soho
The arts district between the Alameda Principal and the port, with street art, galleries and the Centro de Arte Contemporáneo. Close to Muelle Uno and the beach, and popular with buyers looking for an apartment in a lively neighbourhood.
La Merced
Around Plaza de la Merced, where Picasso was born, at the foot of the Alcazaba and the Roman Theatre. A lively square with pavement cafés, and quieter streets behind it towards Lagunillas.
El Perchel and La Trinidad
On the west bank of the Guadalmedina river, within walking distance of the old town. Traditional working-class neighbourhoods that are changing fast, and the part of the centre where entry prices are generally lowest.

How much does a property in Málaga old town cost?
In August 2026 the Centro district averaged €4,574 per square metre, the highest of all Málaga districts after Este and 5.8% higher than a year earlier. For a 90 m² apartment that comes to around €410,000. Penthouses with a roof terrace and views of the cathedral or the port sell for well above that, because supply is scarce. In El Perchel and La Trinidad, across the Guadalmedina, entry prices are generally lower.
What is the difference between Centro Histórico, Soho and La Merced?
Centro Histórico is the old town around Calle Larios and the cathedral, Soho the arts district towards the port, and La Merced the square around Picasso's birthplace at the foot of the Alcazaba. In Centro Histórico you buy the most sought-after address, in historic buildings on narrow, largely car-free streets. Soho has a more modern layout, lies closest to Muelle Uno and the beach and has a creative feel. La Merced is lively around the square, but the streets behind it offer more peace and quiet and often a little more space for your money.
Can I buy a penthouse with views in Málaga old town?
Yes, although supply is limited and sells quickly. Penthouses with a roof terrace and views of the cathedral, the Alcazaba or the port are the premium segment of the centre and are often sold before they appear online. Views and terrace are the main price drivers here: two comparable penthouses can differ considerably in price depending on what you see from the terrace and whether that terrace is legal. That is why we check for every property whether the terrace is included in the title deed and the land registry.
Can I let a property in Málaga old town to tourists?
Only if the property already has a licence: since August 2025 the city of Málaga no longer issues new licences for holiday lets, across the entire municipality and until at least 2028. The historic centre was already among the neighbourhoods where new registrations had been frozen earlier. Properties that were lawfully registered as a vivienda de fines turísticos before August 2025 may continue to be let. Long-term lets of eleven months or more fall outside these rules. If you are buying to let, we check the licence in the register before you make an offer.
Is Málaga old town a good place to live all year round?
Yes, if you enjoy city life. Everything is within walking distance: shops, the Atarazanas market, museums, restaurants, the port and the beach, and you will hardly need a car. On the other hand, the centre is busy, with many visitors and, in some streets, noise until late in the evening. So when viewing, pay attention to where the bedrooms are, whether there is a lift and whether you can park nearby. If you are a family looking for space, a garden or a pool, Málaga East is usually the better fit.
