How much does an apartment in Málaga cost?The price depends heavily on the neighbourhood and the type of apartment. Apartments in classic buildings in the historic centre and in seaside neighbourhoods such as La Malagueta and Pedregalejo are in the higher segment, while areas such as Teatinos and Puerto de la Torre are more keenly priced. In general, entry-level prices in Málaga city are lower than in Marbella. Which are the best neighbourhoods in Málaga to buy an apartment?That depends on how you want to use the apartment. Málaga Centro is ideal if you want to live in the thick of city life, in a classic building within walking distance of everything. Málaga East (El Limonar, Pedregalejo, El Palo) is the upmarket eastern side with beach neighbourhoods. Soho and the harbour area by Muelle Uno attract buyers who love a modern, creative atmosphere. Can I buy a penthouse in Málaga?Yes. In the historic centre and on the Malagueta, penthouses are scarce: often roof lofts in classic buildings with a roof terrace and views of the cathedral or the sea. You will find modern penthouses mainly in newer complexes in Teatinos and the west of the city. Precisely because of that scarcity, penthouses in Málaga hold their value well. Many penthouses are also sold off-market, so let our agents carry out a targeted search for you.
What are the community fees for an apartment in Málaga?In modern complexes with a pool, lift and security, community fees usually range between €80 and €350 per month. In older buildings in the centre without shared facilities they are often lower. We routinely check the amount and the financial health of the owners' association (comunidad de propietarios) before purchase, so you won't face any surprises.
Can I let my apartment in Málaga to tourists via Airbnb?The rules for holiday letting in Málaga city have become stricter in recent years, and the scope for new licences is limited. In addition, RTA registration (Registro de Turismo de Andalucía) is required, and the comunidad can restrict holiday letting in its statutes. Long-term letting remains very much possible thanks to strong urban rental demand. We advise case by case, before purchase, on what is realistic and permitted for the apartment you have in mind.
What are the additional costs when buying an apartment in Málaga?For a resale property you pay 7% transfer tax (ITP). For a new build you pay 10% VAT (IVA) plus 1.2% stamp duty (AJD). On top of that come notary fees, land registry registration and legal support. Allow a total of 10–13% on top of the purchase price. Can I get a mortgage as a foreign buyer for an apartment in Málaga?Yes. As a non-tax-resident of Spain, a Spanish bank will usually finance a maximum of 60–70% of the purchase price or valuation. So you contribute at least 30–40% of your own funds, plus the additional costs. Your income and credit history will be assessed.
