Why Málaga

Why an apartment in Málaga

Málaga combines vibrant city life with beaches, culture and strong investment fundamentals: a unique position on the Costa del Sol.

✈️
Airport & AVE

The international airport is 10 to 15 minutes from the centre on the direct Cercanías train, and the AVE high-speed train connects Málaga with Madrid. From most of northern Europe you can be there in a few hours.

🎨
City of culture

Picasso's birthplace, with museums, theatres and a lively historic centre. City life goes on all year round here, not just in the summer season.

📈
Year-round rental demand

As a growing tech hub with offices of Google, Vodafone and Oracle, Málaga attracts expats and professionals. This creates an urban rental market that runs all year round.

🏖️
Beach and city

City beaches such as La Malagueta and Pedregalejo are within walking or cycling distance of the centre. The complete package: culture, gastronomy and the sea, without needing the car.

Málaga city is made up of neighbourhoods, each with its own character, from the historic centre to beachside districts. Our agents know every neighbourhood personally and advise you on which one best suits your wishes and budget.

Málaga Centro

The historic heart of the city. Apartments in classic buildings within walking distance of the cathedral, museums and restaurants. For those who want to live in the thick of city life.

Málaga East: El Limonar, Pedregalejo & El Palo

The upmarket eastern side of the city, with beach neighbourhoods and small fish restaurants along the promenade. A mix of classic villas and apartments close to the sea.

Soho & harbour area

The creative neighbourhood between the centre and the port, close to the Muelle Uno promenade. Modern apartments among galleries, street art and restaurants.

Teatinos

The university district, with lots of new builds and modern infrastructure. Strong rental demand from students and young professionals: interesting for buy-to-let investors.

Puerto de la Torre

A quiet residential area in the north-west of the city. More space and greenery for your budget, with good connections to the centre.

Frequently asked questions

Everything you need to know about buying an apartment in Málaga

Honest answers to the questions international buyers ask most often.

How much does an apartment in Málaga cost? The price depends heavily on the neighbourhood and the type of apartment. Apartments in classic buildings in the historic centre and in seaside neighbourhoods such as La Malagueta and Pedregalejo are in the higher segment, while areas such as Teatinos and Puerto de la Torre are more keenly priced. In general, entry-level prices in Málaga city are lower than in Marbella. We are happy to give you an up-to-date picture of prices in the neighbourhoods you have in mind, with no obligation and tailored to you.
Which are the best neighbourhoods in Málaga to buy an apartment? That depends on how you want to use the apartment. Málaga Centro is ideal if you want to live in the thick of city life, in a classic building within walking distance of everything. Málaga East (El Limonar, Pedregalejo, El Palo) is the upmarket eastern side with beach neighbourhoods. Soho and the harbour area by Muelle Uno attract buyers who love a modern, creative atmosphere. Teatinos is interesting for buy-to-let investors thanks to the university and new builds, and Puerto de la Torre offers peace and more space for your budget. Our agents know every neighbourhood personally and give tailored advice.
Can I buy a penthouse in Málaga?Yes. In the historic centre and on the Malagueta, penthouses are scarce: often roof lofts in classic buildings with a roof terrace and views of the cathedral or the sea. You will find modern penthouses mainly in newer complexes in Teatinos and the west of the city. Precisely because of that scarcity, penthouses in Málaga hold their value well. Many penthouses are also sold off-market, so let our agents carry out a targeted search for you.
What are the community fees for an apartment in Málaga? In modern complexes with a pool, lift and security, community fees usually range between €80 and €350 per month. In older buildings in the centre without shared facilities they are often lower. We routinely check the amount and the financial health of the owners' association (comunidad de propietarios) before purchase, so you won't face any surprises.
Can I let my apartment in Málaga to tourists via Airbnb? The rules for holiday letting in Málaga city have become stricter in recent years, and the scope for new licences is limited. In addition, RTA registration (Registro de Turismo de Andalucía) is required, and the comunidad can restrict holiday letting in its statutes. Long-term letting remains very much possible thanks to strong urban rental demand. We advise case by case, before purchase, on what is realistic and permitted for the apartment you have in mind.
What are the additional costs when buying an apartment in Málaga? For a resale property you pay 7% transfer tax (ITP). For a new build you pay 10% VAT (IVA) plus 1.2% stamp duty (AJD). On top of that come notary fees, land registry registration and legal support. Allow a total of 10–13% on top of the purchase price. We prepare a transparent cost breakdown in advance for each apartment.
Can I get a mortgage as a foreign buyer for an apartment in Málaga?Yes. As a non-tax-resident of Spain, a Spanish bank will usually finance a maximum of 60–70% of the purchase price or valuation. So you contribute at least 30–40% of your own funds, plus the additional costs. Your income and credit history will be assessed. Through WeSellHomes.es you get a free mortgage check with English-speaking financial advisers.
How does the purchase process for an apartment in Málaga work?Offer → reservation contract → contrato de arras (10% deposit) → legal due diligence → escritura at the notary. For a resale property this takes 6–12 weeks on average. For an apartment, our legal partners also routinely check the statutes and finances of the owners' association. WeSellHomes.es guides you through the entire process in English.
Is an apartment in Málaga a good investment?Málaga has developed into a growing tech hub with offices of Google, Vodafone and Oracle, among others. This creates structural rental demand from expats and professionals all year round, not just in the summer season. Combined with entry-level prices lower than in Marbella and growing international recognition, Málaga is attractive as a long-term investment. Prefer a new build?
