Buying a holiday home in Spain

Choose a holiday home in Spain on location, how easy it is to reach and its running costs. Besides the price, allow for buying costs, IBI, community of owners’ fees, insurance and non-resident tax. If you want to let to tourists, check before you buy that it is allowed in that town and that building.

Choosing the place

Think about how you will use the home. If you will mostly come outside the high season, choose a town that is lively all year. If you want to get there quickly, look at the travel time from the airport. Every project page shows the distance to the nearest airport.

Running costs and tax

An apartment in a complex with a pool and gardens comes with a monthly fee to the community of owners (comunidad). Ask the seller for the amount, the minutes of the latest meeting and any planned extra contributions.

If you do not live in Spain, you pay IRNR every year on an imputed income, even if you do not let the home. If you do let it, you pay tax on the rental income.

Letting to tourists

To let to tourists, the home must be registered, in Andalusia as a vivienda con fines turísticos, and since 2025 in the national register as well. Towns can restrict new registrations, and the community of owners can ban holiday lets in the building or attach conditions to them.

If letting matters to you, have your lawyer check this for that town and that building before you sign the purchase contract.
