The most expensive district in Málaga, and the only part of the city with a real supply of detached homes.
Málaga East is the only part of the city with a substantial supply of detached homes. El Limonar and Cerrado de Calderón sit on the hillside, with gardens, private pools and views over the bay.
At €4,990 per square metre in August 2026, Este is Málaga's most expensive district, well above the city average of €3,938. Prices rose by 6.5% over the past year, faster than in the centre.
Pedregalejo and El Palo started out as fishing districts, with a continuous promenade, small beaches and the chiringuitos where the espeto de sardinas comes from. You live in the city and dine with your feet in the sand.
From Pedregalejo you can reach the Alameda in about fifteen minutes by car or city bus, and the airport in twenty minutes. You buy peace and quiet without giving up the city.
Málaga East runs from the port to the municipal boundary with Rincón de la Victoria, and changes character completely along the way. Below are the four areas where international buyers most often end up.
El Limonar
Málaga's classic villa neighbourhood, on the hillside above the coast. Large plots, mature gardens and the highest price level in the city. Popular with families and with buyers who settle permanently.
Cerrado de Calderón
Higher up and newer than El Limonar, with modern villas and panoramic views over the bay. Quiet, green and best reached by car.
Pedregalejo
A former fishing district by the sea, with low-rise houses, palm trees and a promenade lined with chiringuitos. Smaller detached homes and apartments, often within walking distance of the beach.
El Palo
East of Pedregalejo, the most authentic and most affordable part of Málaga East. Still a real neighbourhood with a fishing fleet, and the area with the lowest entry prices.

How much does a property in Málaga East cost?
In August 2026 the Este district averaged €4,990 per square metre, the highest of all districts in Málaga and 6.5% more than a year earlier. For a 90 square metre apartment that works out at around €450,000. Villas in El Limonar and Cerrado de Calderón usually start at around €700,000 and, for the best locations with sea views, go well above €1,500,000. In Pedregalejo and especially El Palo the entry level is noticeably lower, because the supply there consists of smaller and older homes.
What is the difference between El Limonar, Pedregalejo and El Palo?
El Limonar is the villa neighbourhood on the hill, Pedregalejo the old fishing district by the sea, and El Palo the most authentic and affordable of the three. In El Limonar you buy space, a garden and privacy, a few minutes' drive from the beach but not on it. In Pedregalejo you live within walking distance of the promenade, in smaller homes and apartments with a village feel inside the city. El Palo lies directly behind it, still has a working fishing fleet and is the area where you get the most square metres for your money within Málaga East.
Can I buy a villa with sea views in Málaga East?
Yes, and within the municipality of Málaga this is practically the only place where that is consistently possible. The ridge of El Limonar and Cerrado de Calderón rises up from the coast, so the higher plots enjoy unobstructed views over the bay and the port. Sea views are the main price driver here: two comparable villas can differ by hundreds of thousands of euros depending on whether the view is guaranteed in the long term. That is why, for every property, we check the zoning plan of the plots in front of it.
Can I let a property in Málaga East to tourists?
Only if the property already has a licence: since August 2025 the city of Málaga no longer issues new licences for holiday lets, across the entire municipality and until at least 2028. The beach area around El Palo was already among the neighbourhoods where new registrations had been frozen earlier. Properties that were lawfully registered as a vivienda de fines turísticos before August 2025 may continue to be let. Long-term lets of eleven months or more fall outside these rules. If you are buying to let, we check the licence in the register before you make an offer.
Is Málaga East suitable for families?
Málaga East is the most family-friendly part of the city, and that is the main reason international families end up here. There are international and Spanish schools in and around the district, the streets are quieter than in the centre, and a garden or communal pool is the norm here rather than the exception. The beach is within walking distance or a few minutes' drive, and the centre is easy to reach by city bus. Bear in mind, though, that in El Limonar and Cerrado de Calderón you will practically need a car.
