Bear three things in mind: not every historic building has a lift (crucial for a penthouse), parking requires your own space or a subscription, and the comunidad rules in listed buildings are stricter. We screen for all of this before the viewing.

What about holiday lets in Málaga?

Málaga has tightened the rules for holiday lets in the centre: in some zones no new registrations (VFT) are being issued. This protects existing licences and makes properties that already have a licence particularly valuable. Before purchase, we check what is possible for the specific penthouse.

Can I alter my roof terrace (pergola, jacuzzi, outdoor kitchen)?

That depends on the statutes of the Comunidad de Propietarios, the municipal rules and, in the centre, any heritage protection status. We check what is permitted before purchase.
