What are the community fees for an apartment in Torremolinos?

Community fees (cuotas de comunidad) vary greatly by complex. Standard apartment buildings: €80–€250 per month. Complexes with a pool, gardens, concierge and spa: €250–€600 per month. Luxury seafront complexes with 24/7 security can be €600–€1,200+ per month. In addition, you pay IBI (municipal property tax) each year, on average €300–€1,500. Can I let my apartment in Torremolinos, and what is the yield?

Yes. Torremolinos has a strong rental profile thanks to the long tourist season, the proximity of the airport and 8 kilometres of beach. Holiday letting of a good apartment with sea views typically yields 4.5–7.5% gross per year; long-term letting to expats 3.5–5%. For short-term holiday letting you need an RTA licence (Registro de Turismo de Andalucía) and often approval from the comunidad: we check before purchase whether the apartment can be let.

What are the additional costs when buying an apartment in Torremolinos?

For a resale property you pay 7% transfer tax (ITP). For a new build you pay 10% VAT (IVA) plus 1.2% stamp duty (AJD). In both cases, notary fees, land registry registration and legal support come on top. Allow a total of 10–12% (resale) or 12–13% (new build) on top of the purchase price. We prepare a transparent cost breakdown in advance for each apartment.

Can I get a mortgage as a foreign buyer for an apartment in Torremolinos?

Yes. As a non-tax-resident of Spain, a Spanish bank will usually finance a maximum of 60–70% of the purchase price. You contribute at least 30–40% of your own funds, plus the additional costs. Some buyers use the equity in their home abroad as an alternative. We arrange a free mortgage check with English-speaking financial advisers.

How does the purchase process for an apartment work, step by step?

Once you have found your apartment, you make an offer. If it is accepted, you sign a reservation contract and pay a deposit of €3,000–€10,000. You then sign the contrato de arras (private purchase agreement) with a deposit of 10% of the purchase price. After a legal check by your lawyer, you sign the final deed (escritura) at the notary. From reservation to handover of the keys takes 6 to 12 weeks on average.

Is an apartment in Torremolinos suitable for living permanently?

Certainly. Torremolinos offers every amenity for a full life all year round: excellent public transport (Cercanías train and buses), international schools, healthcare and a lively local community. The train connection to Málaga city centre and the international airport in around 20 minutes or less also makes it ideal if you travel home regularly.
