Dunique Marbella - Villas On the eastern edge of Marbella, where the sands of El Alicate beach meet a protected dune landscape and the Sierra de la Concha closes off the view inland, you will find Dunique. This new development in Las Chapas totals 96 homes, split between apartments and 32 semi-detached villas, all set on a 60,000 square metre plot with a natural elevation change of 22 metres. Interior design is led by Pedro Peña and JA Flores, two names well known along this stretch of coast for a style that balances warmth with restraint: natural materials, generous natural light and a palette that echoes the dunes and sea surrounding the site. The result is architecture that settles into its surroundings rather than competing with them, which is not something every development on this coastline manages to pull off. On the technology side, Dunique follows current standards closely. Every home is fitted with KNX home automation, allowing lighting, climate control and security to be managed centrally and remotely. Through a partnership with Schneider Electric, the villas include electric vehicle charging points and real time energy monitoring, giving residents a clear picture of their consumption and the ability to fine tune it. The whole project has been developed to the BREEAM sustainability standard, meaning energy efficiency and environmental impact were built into the design from the outset rather than bolted on afterward. At the heart of the shared amenities sits a clubhouse whose form takes inspiration from the Pantheon of Agrippa in Rome, topped by a roof that carries an infinity pool. From the edge of that rooftop pool, a glass floor cantilevers out more than five metres over the space below, a detail that tends to stop visitors in their tracks. Inside the clubhouse and across the wider grounds, residents have access to a spa with a Turkish steam bath, sauna, jacuzzi, an aromatherapy room and a geothermal zone, a heated indoor pool measuring 40 metres, two gyms of more than 200 square metres each with a separate yoga and pilates area, a coworking space for remote work, two communal outdoor pools alongside the rooftop pool, an amphitheatre for events and performances, a lounge with a cocktail bar, and security that operates around the clock. The location makes Dunique particularly appealing for anyone who wants genuine quiet without giving up the comfort of city life close by. Central Marbella and Puerto Banús are both within about fifteen minutes by car, while golf courses, international schools and Marbella's marina are all easily reached. Even so, thanks to the protected dunes and the shelter of the mountains behind it, Las Chapas feels almost set apart from the bustle, a combination that is getting harder to find along the Costa del Sol. Prices for the villas at Dunique start from 5,400,000 euros, depending on orientation, size and construction phase. Given that only 32 villas exist within this larger, carefully planned development, the remaining units are expected to move relatively quickly.
